The information provided on Espaços Algarve® Portal may be viewed, copied, printed, and distributed exclusively for non-commercial use, provided that all copies include the legal copyright notice indicated here. This information may also be used for the purpose of placing a purchase and/or rental request. The content of this Portal may not be modified or reinterpreted in a way that subjects it to another copyright, patent, trademark, or intellectual property registration that does not belong to Espaços Algarve®.
Espaços Algarve® Portal acts exclusively as a technical hosting and advertising platform, without participating in the creation, curation, prior verification, or approval of content submitted by users. Ads, descriptions, photos, videos, documents, prices, sizes, locations, and any other published material are the sole responsibility of the advertisers, real estate agencies, or clearly identified entities on each ad page. The Portal does not guarantee the accuracy, correctness, timeliness, or suitability of information published by third parties, which may contain errors, omissions, outdated data, or technical or typographical inaccuracies.
The information provided on Espaços Algarve® may contain some technical inaccuracies or typographical errors. Consequently, espacos-faro.com assumes no liability, in any form, for any direct, indirect, incidental, or consequential damage resulting from visiting its pages, including but not limited to loss of data, loss of revenue, or other profits, and interruption of business processes arising from the use or impossibility of using the information present on this Portal.
Advertisers/agencies expressly commit to ensuring ownership or a valid license for all images, documents, and content they publish, assuming full and exclusive responsibility for any issues related to intellectual property rights, image rights, copyright, data protection, or other applicable legal regulations. Espaços Algarve® reserves the right to suspend, correct, or remove, without prior notice and at its sole discretion, any content that is subject to a substantiated notification, verification, or court order, in accordance with current legislation.
Espaços Algarve® declines, furthermore, any responsibility over the contents of the websites of the various agencies which advertise on Espaços Algarve® and, subsequently, over the websites of third parties which maintain a connection with espacos-faro.com and/or from espacos-faro.com.
For notifications of infringement of image rights, intellectual property, copyright, or other issues related to content published on Espaços Algarve®, interested parties may submit a complaint via the contact form, including clear identification, a substantiated description of the content in question, and contact details for follow-up. Espaços Algarve® commits to analyzing all received notifications and taking appropriate measures promptly and proportionally, in accordance with Article 14 of Directive (EU) 2000/31/EC and Law No. 7/2004.

Espaços Algarve® commits to complying with current personal data protection legislation (including the General Data Protection Regulation - GDPR) and to not disclose, under any form or condition, this information to other entities, except where legally required or within the corporate group to which it belongs.
The user may access their data, request written access, verify its accuracy, and if necessary, correct it or request its deletion, in accordance with the law. To do so, they should contact espacos-faro.com via the contact form.
Espaços Algarve® further commits to adopting adequate technical and organizational security measures to ensure the protection of users' personal data against unauthorized use or access.
Copyright and Third-Party Content Liability
All elements created, selected, or managed directly by Espaços Algarve® Portal, including texts, photos, layouts, logos, illustrations, and others, are protected by law, under the Copyright and Related Rights Code.
This protection applies exclusively to content authored or managed by the Portal. Content submitted by advertisers (photos, videos, descriptions, documents, etc.) is not the property of Espaços Algarve® and remains under the full responsibility of the respective advertiser or their legal representatives. Each ad clearly and visibly displays the identification of the advertiser responsible for the publication.
Copying, reproducing, and distributing the managed content of Espaços Algarve® Portal is expressly prohibited without explicit authorization, regardless of the means used, except for the right of quotation as defined by law. Espaços Algarve® reserves the right to take legal action against the unauthorized commercial exploitation of its own content.
Regarding content published by advertisers, responsibility for infringement of image rights, intellectual property, copyright, or any other legal regulations rests exclusively with the advertiser or their representatives. Espaços Algarve® Portal commits to cooperating with rights holders who submit a substantiated notification, proceeding with the immediate removal or correction of the content in question, in accordance with the E-Commerce Law.
Additional Clauses
Indemnification
Advertisers, real estate agencies, or any users who submit content to Espaços Algarve® Portal commit to indemnifying, defending, and holding the Portal harmless from any claims, proceedings, fines, costs, or direct or indirect damages arising from the publication of content that violates third-party rights, contains false, misleading, or illegal information, or that infringes intellectual property regulations, image rights, or data protection.
Applicable Legislation and Jurisdictional Competence
These Terms of Use are governed by Portuguese law. For the resolution of any dispute arising from their interpretation or execution, the exclusive jurisdiction of the courts of the district of Aveiro is established, with express waiver of any other, except as provided by consumer protection law.
Changes to Terms
Espaços Algarve® reserves the right to update, modify, or replace these Terms of Use, the Privacy Policy, and other legal clauses at any moment and at its sole discretion. Changes take effect immediately upon publication on espacos-faro.com, and it is the user's responsibility to check for them regularly.
Force Majeure and Service Interruptions
Espaços Algarve® Portal shall not be liable for failures, interruptions, delays, or service unavailability arising from causes beyond its control, including but not limited to technical malfunctions, cyberattacks, power outages, scheduled maintenance, or force majeure.
Alternative Dispute Resolution
According to article 18 of Law no. 144/2015, of September 8, it is informed that, in the event of a dispute or dissatisfaction with the service or product made available, the consumer may use one of the entities of Alternative Dispute Resolution, which are listed at www.arbitragemdeconsumo.org.
